Case Study – John A
December 4, 2023
John came to us having just bought a studio apartment at auction in Clifton, Bristol. He set to work on a full renovation and wanted to consult with us from the start. With it being a studio, space was limited so we worked together to ensure the space was functional but delivered the best possible guest experience. Find out more below.
Can you tell us a little bit about your situation and why you decided to short-term let your home?
Before the pandemic, I purchased and fully renovated my first flat in Clifton, Bristol. Due to my frequent travels, I needed the flexibility to rent out my flat while retaining the option to return whenever necessary. Short-term letting not only provides this flexibility but also yields significantly higher returns compared to long-term letting. A win-win for me!
As you travel a lot, what would you say is the most important aspect of hiring an end-to-end management service?
For me, the most crucial aspects are trust and reliability. It’s vital to have confidence in the management company handling my home, especially when I’m abroad. They must be capable of resolving issues independently and maintaining my home in my absence.
Why did you decide to work with Guesthoo and how has your experience been?
Will and the team have been managing my property since the early days of the company. Their dependability is reflected in Guesthoo’s operations. My experience has been remarkably hands-off. Issues are rare, as the team is proactive and handles most situations autonomously. Each time I return, I find my flat clean and well-kept. In summary, I receive a monthly payment covering all expenses with a substantial profit, and I seldom encounter any other concerns.

What do you think is key to running a successful short-term let?
The most important factors are having a property in a sought-after location and investing in high-quality finishes for your property. You may spend more in doing this but the investment will undoubtedly pay off in the long run due to better reviews and the higher earnings that generates.
Do you have any final tips for anyone considering letting out their property?
I recommend working with a trustworthy management company and taking their advice on board.
